Version 2 – November 2026. In case of discrepancy, the Dutch version prevails.

1. Identity of the landlord

The landlord is Heemschut vzw (the MOT – Museum of Older Techniques), Guldendal 20, 1850 Grimbergen, Belgium, company number BE 0416.131.780. The management and rental of De Liermolen are carried out by Slow Heritage (Montelimax BV), Geestenspoor 57, 2180 Ekeren, Belgium, company number BE 0662.960.158.

Guest contact: info@liermolen.be · guest line +32 473 33 80 17.

2. Identity of the tenant

The tenant must be 18 or older and must be present during the stay. The tenant checks the details in the confirmation email immediately upon receipt. Any inaccuracies must be reported in writing or by telephone no later than 10 days after the confirmation and in any case before arrival. If you have not received a confirmation within 10 days of booking, contact the guest line without delay.

3. General

We rent in a spirit of mutual respect. De Liermolen is intended for families, groups of friends or colleagues who want to spend quiet time together in a historic house. Parties, stag or hen nights and similar events are not permitted. Pets are not allowed. Smoking is prohibited throughout the house. Open fire and candles are not permitted; the wood stove may only be used in accordance with the instructions in the house guide.

The house is a listed monument on an active museum site. We ask you to keep the house tidy and leave it in good order, to respect the peace and the heritage surroundings, and to report any damage immediately.

By booking and paying you accept these terms. Deviations are only possible with the prior written consent of the landlord. The tenant's own general terms do not apply.

4. Location and subject of the agreement

These terms apply to the miller's house of De Liermolen, Vorststraat 8, 1850 Grimbergen (pedestrian access via Borrestraat). The house comprises a ground floor (hall, living room, kitchen) and an upper floor (three bedrooms, two bathrooms), plus a private outdoor area at the rear. The courtyard, the brasserie terrace and the museum buildings are not part of the rental.

5. Maximum number of persons

The maximum number of persons allowed to stay in the house is 6. This number follows from the fire-safety regulations of the Flemish Region and the fire insurance and cannot be exceeded. If it is exceeded, the agreement is dissolved by operation of law and access is refused without refund of the rent.

The house is suitable for families with children. It is a historic house with a steep staircase; parents of young children should bear this in mind. A cot and high chair are available on request, subject to availability.

Subletting is not permitted.

6. How to book

Bookings can be made via www.liermolen.be or via online travel agencies (OTAs). Every booking is binding. These terms take effect when the booking is placed. The landlord reserves the right to refuse or cancel a booking where there have been previous problems with the tenant or where it can reasonably be expected that the tenant will not respect the property or the heritage site.

7. Price

Prices are published on www.liermolen.be. For bookings via an OTA, the prices and conditions shown on that platform apply.

The rental price includes:

The final cleaning (€ 140 per stay) is shown as a separate charge at booking and is mandatory. Not included in the final cleaning: washing up, stripping the beds and collecting linen, and sorting and taking out waste (see section 15).

In the event of strong and unforeseeable fluctuations in the price of energy or other costs inherent to the operation of the house, the landlord may let the price at the time of the stay differ from the price at the time of booking. This will be communicated and justified in advance.

8. Deposit and damage

De Liermolen is a listed monument. No rental deposit is requested. All proven damage caused by improper use of the house, its contents or the grounds will be recovered from the tenant.

Remarks about the inventory or pre-existing damage must be reported within 4 hours of arrival via info@liermolen.be or the guest line. Accidents happen; please report them spontaneously and keep broken items so we can avoid discussion. The tenant uses the house and its contents with due care. In the event of a dispute, please communicate with the landlord (via Slow Heritage), not with the staff of the museum or the brasserie.

9. Changes

A tenant who wishes to change a booking cancels it in accordance with the cancellation terms and books again. The landlord cannot guarantee that a change can be resolved in any other way.

10. Cancellation

By the tenant

Refunds are made within one month. We recommend cancellation insurance; cancellations covered by it are handled under your policy conditions.

By the landlord

In the event of force majeure, whether permanent or temporary, the landlord may dissolve or suspend the agreement without the tenant being entitled to performance or compensation. Force majeure includes, among other things: war, insurrection, strikes, disruptions of energy supply or traffic, government measures, natural disasters and exceptional weather conditions (including flooding of the Maalbeek), a serious defect in the building or technical installations, death or serious illness among the operators, or any other circumstance that makes performance unreasonable. The tenant will be informed immediately.

In that case the tenant receives, at their choice, a refund of the amount paid or a voucher for the value of the booked stay, valid for two years, to be used for a new reservation. If the house is more expensive in the new period, the tenant pays the difference.

In the event of a breach of these terms, the landlord may terminate the agreement with immediate effect. The tenant then leaves the house and the grounds immediately, without any right to a refund.

11. Liability and obligations of the tenant

The tenant, co-tenants and visitors occupy the house with care and with respect for the peace of the surroundings and the museum site. They are jointly and severally liable for all loss or damage arising directly or indirectly from their stay, including damage discovered after departure. The house guide and the house rules in the property form an integral part of this agreement.

In practice:

Insurance. The tenant holds family (third-party) liability insurance and checks that their liability for fire in a rented holiday home is covered.

12. Liability of the landlord

The landlord is not liable for:

The house is part of a working museum with a brasserie. During opening hours there are visitors on the site, and on milling days (the first Sunday of the month) the mill machinery runs, which can be heard and felt in the house. Works in the neighbourhood (road or restoration works) may also occur. The landlord accepts no liability for this.

The landlord or a representative is not permanently on site. The guest-line number is in the confirmation email and the house guide and is available for urgent matters.

13. Arrival and departure

Check-in from 16:00, check-out by 11:00 at the latest, unless confirmed otherwise. The access code is sent automatically before arrival. Please respect these times strictly: the cleaning team needs the time between two stays. For a late check-out that forces the cleaning team to return, a full additional cleaning of € 200 is charged. Dropping off luggage earlier is sometimes possible on request; the cleaning team will still be at work.

14. Waste

Waste is sorted into the bags and containers provided: residual waste, organic waste, paper and cardboard, PMD (plastic, metal, drink cartons) and glass, as indicated in the house guide. The tenant takes the waste to the designated place.

15. End of the stay

The house is left in good order:

The final cleaning assumes this condition. If it is not met, the following costs are charged:

Emptying the dishwasher € 15
Emptying and deep-cleaning the fridge € 25
Extra waste clearance € 15 per hour started
Clearing the outdoor area € 15 per hour started
Cleaning the oven € 15 per hour started
Late check-out (cleaning team returns) € 200
Unnecessary activation of the fire detection € 250
Damage and missing inventory at purchase invoice

16. Safety

All entrances and exits of the house and the grounds, including emergency exits and the routes to them, remain clear for the emergency services. Highly flammable substances and dangerous objects are prohibited. The tenant takes note of the fire and emergency procedure displayed in the house and, in an emergency, alerts the emergency services (112) and then the guest line.

17. Complaints

If, despite our care, you have a complaint, please report it immediately via the guest line so that we can resolve it on the spot. If the complaint remains unresolved, you may submit it in writing up to one month after departure via info@liermolen.be or by post to Heemschut vzw, Guldendal 20, 1850 Grimbergen, Belgium.

18. Photographs and video

Photographs or videos may be taken on the site for publications or the websites of De Liermolen and the MOT. Guests who would appear recognisably are asked for their consent beforehand; anyone who does not wish to appear informs the photographer or the guest line. No rights can be derived from the images on www.liermolen.be.

19. Final provisions

The booking is governed exclusively by Belgian law. Disputes that cannot be settled amicably are submitted to the competent courts of the judicial district of Brussels (Dutch-language chambers), where the house is located. These terms apply to all bookings of De Liermolen, direct or through third parties. Changes to (digital) publications are reserved; the digital version on www.liermolen.be is authoritative and prevails over printed versions. Obvious misprints do not bind the landlord. This version replaces all previous versions.
